The Home That Set the Standard
for 24 North.
24 North is Shea’s gated, 111-home community in the highly desirable TSMC, Halo Vista and Norterra North Phoenix corridor. This property was Shea’s first Altair showcase model and onsite sales environment, with $174,420 in documented Shea options.

Our shared approach
Create qualified demand.
Make the difference obvious.
We are targeting a design- and quality-conscious buyer who wants North Phoenix but does not want an ordinary resale followed by years of selections, contractors and near-term projects. We will evaluate qualified showings, repeated objections and offer behavior—not every price-first reaction.
Documented showcase specification, completed outdoor living, recent preparation, included equipment and an organized proof path.
Fewer selections, contractors, unknowns and immediate projects—plus up to $2,000 in seller-funded protection for two years of premium home-warranty and termite coverage.
Executed $174,420 upgrade schedule, model-home documents, $27,424 recent-work records, $2,275 of scheduled handyman improvements, floor plan, inclusions and final provider terms.
The commercial logic
This is not paying more for the same house.
It is buying a different outcome.
The subject originally sold for $433,990. Another home built from the Altair floor plan, currently offered at $525,000, originally sold for $342,244—a $91,746, or 26.8%, difference. Today the showcase asks only $24,000, or 4.6%, more than that home and $10,000, or 1.9%, more than another active Altair at $539,000. The floor plan may be shared; the specification is not. The executed option schedule explains why the products began differently. Historical cost proves specification; it does not dictate present value.
The 20-second talk track
Give the buyer language they can repeat.
“24 North is Shea’s gated, 111-home community in the TSMC, Halo Vista and Norterra corridor. This was Shea’s first Altair showcase model and onsite sales environment, with $174,420 in documented options. It originally cost 26.8% more than another home built from the Altair floor plan but is offered today only 4.6% above it. The floor plan may match; the specification does not. That modest step-up buys the cohesive showcase design, completed outdoor living and $27,424 in whole-home renewal—fewer projects and a more predictable move-in.”
